Mortgage Shrub ("Shrub," "the app") is an educational mortgage-readiness software assistant. It teaches general financial concepts, runs educational estimates, compares scenarios, and helps you organize your mortgage readiness.
Mortgage Shrub is not a lender, mortgage broker, loan originator, credit-repair organization, or financial, legal, or tax advisor. Nothing in the app is a loan approval, a commitment to lend, a pre-qualification, a rate quote, or individualized advice.
All calculators, chat answers, ratios, statuses, and projections are educational estimates built on rules of thumb and the numbers you provide. They can be wrong, incomplete, or out of date. Final approval is subject to a full application, credit, income, assets, property, program guidelines, AUS findings, lender overlays, and underwriting.
Shrub's chat uses artificial intelligence. AI answers can contain mistakes. Verify anything important with a licensed professional before acting on it.
Using the app never requires your contact information. Your information is shared with the licensed provider above only after you give express permission through the consent checkbox, and scheduling an appointment is always optional.
Don't misuse the app, attempt to extract other users' data, or rely on it as the sole basis for financial decisions.
The app is provided "as is" without warranties of any kind. To the maximum extent permitted by law, Mortgage Shrub and its operators are not liable for decisions made in reliance on educational content or estimates.
